Agridge

Your yard, measured and managed.

The app · a guide

Agridge is where your lets live: every building on a map, every barn in 3D, every tenant and every payment in one ledger.

An example farmyard in 3D: a modern steel shed, an older steel shed, a Dutch barn, a traditional barn, a range of converted units, two containers and a site office, each with a label showing whether it is let and its rent.
An example yard, drawn by the app's 3D barn engine. The names and rents are made up.

Map your yard

01

Draw each unit on an aerial photograph of your farm. The app measures it as you draw, in square metres and square feet.

  • Every letting, not just every building

Split a barn into the bays you let separately, and join a range of units into one building.

  • Yards and projects

Keep each yard on its own map, grouped under the farm or estate it belongs to.

  • Start from a postcode

A new yard opens on the map, centred on its postcode.

Every barn in 3D

02

The Environment Agency has laser-surveyed most of England from the air. Hover over a yard in the app and pick it: the app finds its buildings and measures each one from that survey, then builds the barn: its bays, eaves, roof pitch, doors and cladding.

Real laser points from the Environment Agency's 2019 survey of a working barn, and the barn fitted to them, lit by the sun over Essex right now. Click it to play it again, or press and slide across it to scan back and forth. The rent is an example, from the sample report.
  • Modern steel shed
  • Older steel shed
  • Traditional barn
  • Dutch barn
  • Converted units
  • Measured, not guessed

Where the laser survey covers your farm, heights come from it. Where it doesn't, the app starts from the typical barn of that kind and you correct it.

  • Doors where they really are

Put each door in the bay it's really in: one in the middle, a pair, or one to every bay.

Plan a new barn

03

Try a building before you build it. Pick a design, drop it on the map, and the app draws it in 3D and prices it the same way as the buildings already there.

  • A gallery of designs

Portal-frame sheds, lean-tos, Dutch barns and more, built from the same barn engine as the 3D.

  • Lean-tos on the barns you have

Attach one to either side of an existing barn; it takes its heights from the barn it leans on.

  • The yard grows with it

Place a barn outside the yard and the yard's boundary grows round it.

  • Weighed like for like

A design is priced exactly as a real building beside it would be, so you can compare building new with letting what you have. Part of the Rent Map, still in testing.

A rent for each building

04

Each building carries what it lets for. As the survey pool grows, it will also show what farms like yours charge for the same kind of building: the market says one figure, you charge another.

  • Looking at another farm?

The Rent Map, still in testing, takes a location, scans the buildings there from open maps, gives each a 3D shape and an income range, and says what the range is based on.

  • Never another farm's rents

No farm's own rents are ever shown to another farm. Market figures are pooled, under the same five-farm rule as the reports.

Tenants and payments

05

Every unit on one ruled list, every tenant on one page, and the rent matched to the bank without retyping it.

Made-up units, laid out as the app lays them out.
  • The units ledger

Every unit across every yard, one row each, and out to a spreadsheet in one click.

  • One page per tenant

Their buildings, their payment record and their contact details, in the order you want them on the phone.

  • Rents matched from your bank statement

Drop in the statement (a Barclays export, for now) and the app suggests which payment is which rent. Nothing is marked paid until you tick it, and anything two tenants could both claim comes through unticked.

  • What needs doing

Late payers, empty units and leases coming to an end, flagged where you'll see them.

How it’s going

06

One page for the whole place over time: one headline number and one chart of what the lets bring in, not a wall of tiles.

Safe to share

07

  • Every change can be undone

Each save of a yard's map is kept. If someone deletes a row of units, put the map back to the moment before.

  • Hide the rents

One click hides every rent figure, so you can show the yard to a visitor or on a screen.

  • Your figures are yours

Your rents and tenants are private to your farm. Nothing about one farm is ever shown to another.
